住宅房价水平与繁荣程度的空间关系研究——以太原市为例 被引量:2

摘要 随着城市中心用地日趋饱和,周边区域迎来了快速发展,随之涌现出了大批新型繁荣中心,住宅区房价水平空间分异也在悄然发生变化。以太原市夜光影像为基础,运用ArcGIS和Geoda软件分析了太原市繁荣程度和房价水平的空间分异特点以及二者的空间关系。研究表明:太原市繁荣程度和房价水平整体上自中心向外围梯度递减,二者有显著的正空间相关联系,但在环境优美、发展较快和较偏远的集镇中心会呈现出房价水平和繁荣程度不一致的情况。 With the urban land use becoming increasingly saturated,the surrounding areasare welcoming rapid development,and a large number of new prosperous areas have emerged.The spatial differentiation of housing prices in residential areas has also quietly changed.Based on the nighttime lighting data of Taiyuan City,ArcGIS and Geoda software are used to analyze the spatial differentiation and spatial relationship between Taiyuan’s prosperity and house price level.The research shows the prosperous degree and house price level of Taiyuan City gradually decreasefrom the center to the periphery,and there is a significant positive spatial autocorrelation relationship between them.However,beautiful environment,rapid development areas and market town center far from the city center will showhousing prices levels are inconsistent with the level of prosperity.
