摘要
本文基于大型综合体商业地产的研究背景下,以收益法为研究主体,分析了其理论依据、适用范围,总结了收益法在大型综合体商业地产估价工作中存在的问题,并提出商业地产评估方法的优化路径,从而为类似商业地产的评估提供借鉴与参考。
Based on the research background of large-scale commercialcommercial real estate,this paper analyzes the theoretical basis and scope of application of the income method,summarizes the problems of the income method in the commercial real estate valuation of large-scale complex,and proposes commercial real estate evaluation.The optimization path of the method provides reference and reference for the evaluation of similar commercial real estate.
