摘要
在梳理房屋租赁权和所有权的相应福利和权益差异的基础上,对"租购同权"概念进行了界定,分析了"租购同权"对居民主观幸福感的作用机理,并利用中国家庭追踪调查2014年微观调查数据,采用倾向匹配法,通过比较分析"租房"、"拥有单套房"和"拥有多套房"群体之间的幸福感差异,实证检验了"租购同权"是否能提升居民福祉的问题。结果显示:"租购同权"对居民幸福感具有明显的提升作用;"租购同权"能缩小租房群体与购房群体的幸福感差距,提升居民福祉。
This essay focuses on examining the mechanism and influence of"Lease and Purchase with the Same Right"on residents’subjective happiness.It defines the concept of"Lease and Purchase with the Same Rights"on the basis of sorting out the differences in benefits and rights of the lease and ownership.After theoretical analysis of how dose"Lease and Purchase with the Same Rrights"influence people well-being,this essay uses the survey data from CFPS2014 to empirical test the influence degree.The research results show that"Lease and Purchase with the Same Rights"has a significant effect on residents’happiness."Lease and Purchase with the Same Rights"can narrow the happiness gap between the group of renting and the group of buying houses and improve the well-being of urban residents.
