Cost-Influencing Factors of Prefabricated Buildings Based on the Full Life Cycle

为解决装配式建筑成本较高的问题,利用Dematel模型对装配式建筑项目工程造价管理各个阶段存在的问题及成因进行探讨.分析了装配式建筑全生命周期造价影响因素的形成与特点,量化分析各造价影响因素间的关系,确定装配式建筑工程造价管理中的中心度和原因度,以此判断各造价影响因素之间的关系以及对工程造价影响的贡献度,得出项目投融资、进度结算、二次装修、设施维护对全生命周期造价影响较大.利用全生命周期理论、系统工程的思想对装配式建筑在全生命周期各个阶段进行工程造价影响因素分析,并对投资、设计管理、进度结算,运营维护提出建议.

In order to reduce the high cost of prefabricated buildings,the Dematel model is adopted to investigate the problems arising from each stage of the construction cost management of the prefabricated building projects and to do the causal analysis.Based on the Analysis of the formation and characteristics of the factors affecting the life cycle of prefabricated buildings,aquantitative analysis is made of the relationship between the factors affecting each type of costs,and thus to determine the centrality and causality of the cost of prefabricated construction projects,basing on which to judge the relationship and contribution degree to the project cost.It is found that project investment and financing,schedule settlement,second decoration and facility maintenance exert a greater impact on the life cycle cost.The theory of whole life cycle and the concepts of system engineering are innovatively used to analyze the factors affecting the construction cost of prefabricated buildings at all stages of the whole life cycle.Suggestions for investment,design management,schedule settlement,project operation and maintenance are put forth in hope of enhancing project efficiency and the competitiveness of the company.
