摘要
为提高城市综合潜能,改良区域面积内通达效率,研究对比5种常用可达性模型的优劣性,以改进相互作用模型为优化思路,引入交通阻抗、环境承载力、区位效应3个关键参数,分析了北京市天安门周边划分的8个区域(136个居住小区)的可达性权重指标,结果表明:通过边界分析和效应参数求解,区域四的交通环境网络系数及空间阻隔程度稳定,交通可达性(2.27623)最优,与ArcGis对短期租赁房屋分布及租赁比例结论验证一致,验证了交通可达性与短期租赁成功率及房源密集度耦合性较高,可作为有效提高租赁者出行效率和房屋短期租赁评价的参考依据.
In order to improve the comprehensive potential of the city and improve the access efficiency within the area,the advantages and disadvantages of the five commonly used accessibility models are studied and compared.Taking the improved interaction model as the optimization idea,three key parameters of traffic impedance,carrying capacity of environment and location effect were introduced,and the accessibility weights of eight regions(136 residential quarters)divided around Tiananmen Square in Beijing were analyzed.The results show that through the boundary analysis and the effect parameter solving,the traffic environment network coefficient and spatial barrier degree of the region four are stable,and the traffic accessibility(2.27623)is optimal and consistent with ArcGis s conclusions on the distribution of short house rental and the proportion of leaseholds.It is verified that traffic accessibility and short-term lease success rate and housing intensity coupling are higher.The conclusions of this paper can be used as a reference for effectively improving the travel efficiency of the renter and the short-term rental evaluation of the house.
