棚户区改造住房居住满意度及影响因素研究

Living Satisfaction Degree and Factors of Shanty Area Reconstruction

棚户区改造住房居住满意度是棚户区改造工程的重要评价指标。文章通过构建评价指标体系,对杭州市已入住棚户区改造小区的居民进行抽样问卷调研,并运用分维度评价和综合评价相结合的方法对其进行实证分析。分析结果表明:居民总体满意度较高,但仍有较大提升空间,特别是对居住服务、居住环境和棚户区改造过程公平性、合理性方面的改善需求较大。此外,Ologit回归结果表明,影响现棚户区住户居住满意度的显著因素有通风采光、住房私密性、物业服务态度、物业收费合理性、治安情况、医疗配套、补偿政策落实程度和棚户区改造进度。文章提出政府应高度重视棚户区改造工程安置小区的配套建设,提升物业服务和居住环境质量,以及重视改造过程的信息公开、结果公平公正等建议,以期进一步提升居住满意度。

Residents’ housing living satisfaction is an important evaluation index for shantytown reconstruction projects. This paper constructs an evaluation index system and conducts a sample survey on the residents of the resettlement community in Hangzhou. The empirical analysis using the combination of sub-dimension and comprehensive evaluation shows that the overall satisfaction of residents is in high level, but there is still much room for improvement. In particular, there is a greater need for improvement in residential services, residential environment and the fairness of shanty town reconstruction process. In addition, Ologit regression results show that the significant factors affecting the living satisfaction of residents in the existing shanty towns are ventilation and lighting, housing privacy, property service attitude, rationality of property charges, public security, medical support, implementation of compensation policies and progress of shantytown reconstruction. It is suggested that the government should attach great importance to the supporting facilities of the resettlement community and the quality of property services for shanty area reconstruction projects. Thus, from the standpoint of further improving the residents’ satisfaction, government should also improve the information disclosure in the reconstruction process and the fairness of the results.
