New Mode and Key Technology of Urban Old Residential District Reconstruction

摘要 我国城市老旧小区存在诸多问题,从而产生了超大规模的改造需求,国家全面启动城市老旧小区改造计划,标志着我国建筑业进入新建与加固改造并重发展阶段。以建设人民美好生活和城市可持续发展空间为目标,依托土木工程关键技术,提出首层顶升增层、地上和地下一体空间开发、社区绿色与智能改造、社会资金投入、三方合理分配新增空间和收益的改造新模式。对新模式所需的8项关键施工技术、政策需求及实施工期、成本进行可行性简析,并介绍南京博物院老大殿顶升改造工程案例,最后分析新模式的优点和综合意义。 There are many problems in the old residential areas in cities in China,which bring about the demand of super-large-scale reconstruction. The state started the urban district reconstruction plan nationwide,which indicates that the construction industry in China has entered the development stage of that both new construction and reconstruction are attached nearly equal importance on. With the goal of building a better life for the people and a sustainable development space for the city,relying on the key technologies of civil engineering,a new transformation mode was put forward,which includes the first floor rising and adding floors,the development of integrated space above ground and underground,the greening and intelligentize renovation of living area,the investment of social funds,and the rational allocation of the new space and income among the three parties. The feasibility of the new model was briefly analyzed from four aspects: the key construction technologies,policy requirements,time limit and cost of the implementation,and then a project case of building lifting engineering was presented. Finally,the advantages of the new mode and the great comprehensive significance of its implementation were discussed.
