摘要
城市邻避型服务设施的建设不仅破坏了周围的生态环境,危害居民的身体健康,在一定程度上也对住宅价格产生了影响与波动。选取宁波市七种典型邻避设施,采用2018年7至9月共1010个住宅楼盘的17628条住宅单元相关数据,构建特征价格模型,探讨邻避设施对周围住宅价格的影响效应。研究结果显示:一是进入模型的七种邻避设施变量对周围住宅价格均具有负面影响。二是各类邻避设施对住宅价格的影响程度不同。其中,发电厂对周围住宅价格的影响最大,即住宅小区周边1km范围内有发电厂设施,住宅价格会下降3.35%之多。三是在对住宅价格影响较大的前10个住宅特征变量中,邻避设施变量占近1/3,其邻避效应不容忽视。
The construction of urban NIMBY service facilities not only damages the surrounding ecological environment,endangers the health of residents,but also affects the housing price to a certain extent.Based on the seven kinds of typical NIMBY facilities selected in Ningbo and the data of 17628 residential units in 1010 residential buildings from July to September of 2018,this study constructs a hedonic price model to explore the effect of NIMBY facilities on the surrounding residential price.The results show that a.the seven kinds of NIMBY facilities taken into the model have negative effects on the surrounding housing price;b.the influence degree of different kinds of NIMBY facilities on housing price is different:the power plant has the greatest impact on the surrounding residential price,that is,when power plant facilities appear within 1 km around the residential area,the residential price will drop by as much as 3.35%;and c.among the top 10 housing characteristic variables that have a greater impact on housing price,NIMBY facility variables account for nearly one third,and thus its NIMBY effect cannot be ignored.
