摘要
为使得我国长租公寓保持可持续发展态势,本文在总结长租公寓发展的制约因素的基础上,对制约因素进行了分析和筛选。将典型案例分析和专家评分法用于量化制约因素间的相关性,并基于DEMATEL模型对制约因素之间的因果关系进行分析。根据分析结果对长租公寓的发展提出了政府要完善长租公寓的顶层制度设计,增设必要的管理层级,同时应牵头与企业和行业协会共同研究和制定长租公寓产业发展金融支持计划,政府也要逐步推动资产证券化和信托基金等资产支持政策。
In order to maintain the sustainable development of long-term rental apartments in China,this paper analyzes and selects the restriction factors of the development of long-term rental apartments based on the summary of the restriction factors.Typical Case Analysis and Experts Grading Method are use for the pertinence between quantitative restriction factors,and the causal relationship between restriction factors is analyzed based on DEMATEL model.According to the results of the analysis,this paper puts forward that the government should perfect the design of the management rules for long-term rental apartment,add the necessary management levels,and take the lead in the research and formulation of the financial support plan for the development of the long-term rental apartment industry together with enterprises and industry associations.The government should also gradually promote the supportive policies such as asset securitization and trust funds.
