昆明市主城区低价住区租金影响因素分析 被引量:2

摘要 20世纪90年代以来,伴随着产业结构、福利体系、住房制度等一系列改革,中国城市的阶层分异和居住空间分异日益明显,出现了以低收入人群为主体的低价住区。研究采用租金指标反映住宅价格,将低收入住区住宅价格分解为不同住宅特征的特征价格,建立特征价格模型,分析各个属性特征对住宅价格的影响。研究结果表明,低价住区住宅价格的影响因素以及这些因素对住宅价格的影响程度存在一定差异。研究同时也反映出城市低收入人群的居住偏好,为低收入人群住房供给提供科学依据。 Since the 1990 s,along with a series of reforms in the industrial structure,welfare system,and housing system,the stratification and living space of Chinese cities have become increasingly distinct,and low-cost settlements with low-income people as the main body have emerged.The study adopts the rent index to reflect the housing prices,decomposes the housing prices of low-income settlements into the characteristic prices of different residential characteristics,establishes the Hedonic Price Model,and analyzes the influence of each attribute characteristic on residential prices.The research results show that there are some differences in the influencing factors of residential prices in low-cost settlements,and the degree of influence of these influencing factors on residential prices.The study also reflects the living preferences of urban low-income people,and provides a scientific basis for housing provision for lowincome people.
