摘要 中国城镇老旧小区尤其是20世纪80年代至90年代的住区改造具有紧迫性与复杂性特征,类型多样、建造标准不统一。为寻求品质提升,对建造时间超过15年至20年的旧区、旧宅进行科学维护管理、定期检测与修复,及时降低导致住宅退化或损毁的因素等等,是城镇老旧小区更新需要面对的重要问题与挑战。本期我们邀请专家学者对既有住宅质量的监控问题;城市旧区、旧宅改造与再生的机制问题;政府、市场、业主三方角色关系如何达成共建、共识、共享的问题;改造的技术策略问题;以及更新的金融工具等方面展开探讨。 The revitalization of old urban communities in China's cities and towns,especially the ones from the 1980s and 1990s that have diverse types and inconsistent construction standards,has the characteristics of urgency and complexity.In order to achieve quality improvement,scientific maintenance management,regular inspection and repair,and reduction of the factors that cause degradation or damage of the buildings in a timely manner of existing neighborhoods and old housing that have been built for more than 15-20 years are the important issues and challenges that are faced by residential regeneration.In this issue,we invite experts and scholars to discuss issues including:inspection of existing housing quality,redevelopment and regeneration mechanisms for old urban districts and old housing;how the three stakeholders of the government,the market,and the owners can achieve co-development,consensus,and sharing;technical strategies of renovation;and newer financial instruments.
