上海徐汇滨江绿带对周边住宅价格的影响研究

Research on the Impact of Green Belt of Xuhui Waterfront on the Prices of Surrounding Houses in Shanghai

上海黄浦江滨江绿带自建成以来,生态效益和社会效益受到广泛认可,但经济效益认知有待进一步明确和细化。选取徐汇滨江北段3.1 km绿带作为研究对象,以周边142个住宅小区作为研究样本,定量分析小区住宅价格与绿地空间特征要素间的相关性,揭示影响规律。研究表明:滨江绿带对周边住宅具有正外部经济效益,绿地整体特征影响显著,设计特征中大型设施对周边住宅价格有影响,且存在价格区间限制;滨江绿带基本上对周边所有类型住宅价格均产生影响,以中高端住宅最明显;不同绿地特征要素对于住宅价格的影响范围不同,绿地宽度影响范围最广。

Huangpu waterfront green belt in Shanghai has received widespread attention since its completion.Its ecological and social benefits have been widely recognized,but the economic benefits need to be further identified.In this paper,3.1 km green belt in the north section of Xuhui waterfront area was selected for case study and the surrounding 142 residential communities were used as the research sample to quantitatively analyze the correlation of the housing prices with the spatial characteristic factors of green space and reveal the impact between each factor and housing prices.The result shows as followed.(1)The waterfront green belt has positive external economic benefits to the surrounding houses,and the whole characteristic factors of the green space have a significant impact.In the design characteristic factors,large facilities have an impact on the housing prices,but there are price range restrictions.(2)The waterfront green belt almost has an impact on the prices of all types of surrounding houses,with the most obvious being medium to high-end housing.(3)Different characteristic factors of green space have different impact ranges on housing prices.Among them,green space width is the factor with the farthest impact range.
