摘要
房地产市场的快速发展对经济起到刺激作用,但同时也带来许多问题。国家和政府近几年陆续出台宏观调控政策,房地产行业得以平稳发展。为配合政府保证金融市场秩序,商业银行在为房地产开发企业发放贷款时更应该做好房地产项目贷款的风险把控,防范房地产项目贷款违规流入资本市场。文章基于研究者实际业务经验及总结和归纳国内研究者的相关观点,分析商业银行在审核房地产项目贷款时所面临的政策风险、完工风险、销售风险及资金挪用风险,以及针对上述风险提出加强商业银行房地产项目贷款风险控制的合理化建议。
The rapid development of the real estate market stimulates the economy,but it also brings many problems.In recent years,the state and the government have successively issued macro-control policies,and the real estate industry has developed steadily..In order to cooperate with the government to ensure the order of the financial market,commercial banks should control the risks of real estate project loans when they granting loans to real estate development enterprises,and prevent real estate project loans from illegally flowing into the capital market.Based on the practical business experience of the researchers and summarizing the relevant viewpoints of the domestic researchers,this paper analyzes the policy risk,completion risk,sales risk and fund misappropriation risk faced by the commercial banks in the review of the real estate project loans,and puts forward reasonable suggestions for further strengthening the risk control of the real estate project loans of commercial banks.
