摘要
“街坊整体开发模式”在保证城市规划功能全面实现的同时,可以实现土地高效、集约利用,打造高品质的街坊整体形象,提升物业价值,已成为国际、国内超大型城市中心区域开发建设的一种创新模式。在梳理、总结既有文献中街坊整体开发模式理论研究和实践经验的基础上,深入剖析深圳前海合作区十九单元03街坊整体开发案例,对街坊整体开发模式的内涵、落地举措、优缺点展开分析,并进一步提出多元主体合作环境下的街坊整体开发模式实施的主要措施和做法,以期为类似项目的开发建设提供参考。
“Block integrated development mode”ensures the comprehensive achievement of urban planning functions.Meanwhile,it can achieve the efficient and intensive use of land,create a high-quality overall image of block,and increase the property value.It has become a creative development and construction mode for central districts of both international and domestic metropolises.Base on the summary of theoretical research and practical experience of“block integrated development mode”in the existing literatures,this paper thoroughly analyzes the case of shenzhen qianhai cooperation zone 19th plot 3rd block integrated development,and analyzes the connotation,measures implementation,advantages and disadvantages of block integrated development.This paper further puts forward the main measures and methods for the implementation of block integrated development in the multi-subject cooperation environment.The results can provide reference for the development and constructions of similar projects.
