基于居住需求的青年租住选择影响因素研究

Research on Influencing Factors of Youth′s Rental Housing Option Based on Residential Demand

从青年群体居住需求角度出发,基于2018年天津青年居住选择状况调查数据,利用Logistic回归模型,着重从个体特征、周边配套设施偏好、小区环境偏好、公寓价格等多角度实证分析城市青年的租住选择的可能性及其影响因素.结果表明家庭人口数、公寓价格等因素对青年群体租住选择的概率具有显著的负向影响,青年月收入、公寓治安等因素对青年群体租住选择的概率具有显著的正向影响.个体特征、周边配套设施偏好、小区环境偏好、公寓价格均会对青年的住房来源产生影响.基于上述结论,本文从政府角度提出加大青年住房消费扶持力度、提供优势区域、完善租住公寓扶持政策、规范住房租赁市场等建议,以期改善青年居住条件.

Based on the survey data of Tianjin Youth residence selection Survey in 2018 and logistic regression model,this paper empirically analyses the possibility and influencing factors of urban youth′s rental choice of long-term apartments from the perspective of youth′s living demand in terms of individual characteristics,peripheral facilities preference,residential environment preference and apartment price.The results show that family population,apartment price and other factors have a significant negative impact on the probability of young people′s rental choice of long-term apartments.Monthly income of young people,apartment security and other factors have a significant positive impact on the probability of young people′s rental choice of long-term apartments.Individual characteristics,preference for peripheral facilities,preference for residential environment and apartment prices all have an impact on the source of youth′s housing.Based on the above conclusions,this paper puts forward some suggestions from the government′s point of view,such as increasing support for youth housing consumption,providing superior areas,improving support policies for long-term rental apartments,and standardizing the housing rental market,in order to promote the long-term development of long-term rental apartments.
