摘要
公交场站具有典型的准公共产品属性和正外部性特征,从城市经营的视角出发,具备与其他业态复合开发的理论前提,本文以成都5个公交场站立体开发为例,变传统的单一交通功能为集商业、居住、办公等为一体的综合功能,从规划管理、土地开发、政策与制度保障等角度详细分析了场站业态构成、交通配套设施规模等核心指标与开发经验,以及实际开发中存在的问题,旨在为这一模式的推广提供案例借鉴,促进公交场站的复合开发。
Public transport stations have typical quasi-public product attributes and positive externalities.From the perspective of urban management,they have the theoretical premise of compound development with other formats.This paper takes the three-dimensional development of five public transport stations in Chengdu as an example,changes the traditional single transport function into a comprehensive function integrating commerce,residence,office,etc.,from planning management,land development,policy and system protection From the perspective of obstacles,this paper analyzes in detail the core indicators and development experience of the stations,the scale of transportation facilities,and the problems existing in the actual development,so as to provide a case reference for the promotion of this mode and promote the compound development of the public transport stations.
