摘要 如今,在世界许多国家和地区,房地产业的高速发展为城市面貌的变化作出了突出贡献,房屋作为人们生活的必需品,也已成为拉动经济增长的重要支柱,极大地推动了社会生产力的发展,为人民生活和社会活动提供了基本场所。房地产业发展项目涉及土地、环境、资金、技术等多方面因素,是一项十分复杂的系统工程,具有较长的施工建设周期,另外,房地产业发展项目一般分为前期工程决策阶段、项目设计开发阶段和项目施工建造阶段。只要保证施工项目各环节之间的紧密联系,充分协调配合,就能高效率、高质量地完成施工项目建设,获得较高的经济效益,社会效益以及环境效益。房地产项目开发企业作为管理主体,是项目设计、施工和竣工交付的全过程决策过程的引导者和责任者,具体负责所建项目的施工全过程。 Nowadays,in many countries and regions of the world,the rapid development of real estate industry made outstanding contribution to the change of the urban landscape,building as the necessities of people's life,has also become the important pillar of growth,greatly promoted the development of social productivity,provides the basic for people's life and social activities.Real estate development project involves land,environment,capital,technology and other factors,is a very complex system engineering,with a long construction cycle,in addition,the real estate development project is generally divided into early engineering decision-making stage,project design and development stage and project construction stage.As long as close link and full coordination among different stages in construction is guaranteed,the construction projects can be completed with high quality and efficiency and higher economic benefits,social benefits and environment benefits can be obtained.As the main body of management,the real estate project development enterprise is the guide and responsible person in the decision-making process of the whole process of project design,construction and completion and delivery,and is specifically responsible for the whole process of the construction of the project.
