摘要
城市既有住宅宜居改造是提升住宅建筑功能,满足居民居住需求,实现城市有机更新的重要内容,但由于筹集资金难,既有住宅宜居改造进程推进缓慢,业主的支付意愿是能否成功进行改造的关键。本文以加装电梯为例,基于感知价值理论从信息了解程度、感知易用性、感知成本、参照群体感受、人居环境五个维度构建既有住宅加装电梯业主支付意愿影响路径理论模型。以541份有效问卷数据为样本,运用结构方程模型对假设进行实证研究。结果表明:业主的感知易用性、参照群体感受、信息了解程度和人居环境对支付意愿产生显著正向影响;感知成本对支付意愿产生显著负向影响。从而得到提升业主支付意愿的有效路径,为推动住宅宜居改造发展提出相应的建议。
Livable renovation of existing urban residential buildings is an important part of improving the function of residential buildings,meeting the residents’living needs and realizing the urban organic renewal.However,due to the difficulty of self-raising funds,the process of livable renovation of existing residential housing is progressing slowly,so the owners’willingness to pay is the key to successful transformation.Taking the installation of elevators as an example,based on the theory of perceived value,this paper constructs a theoretical model of the impact path of the owners’willingness to pay for the existing residential elevator installation from five dimensions:information understanding,perceived ease of use,perceived cost,reference to group experience and human settlements.With 541 valid questionnaires as samples,the hypothesis is empirically studied by using structural equation model.The results show that the owners’perceived ease of use,reference group feeling,information understanding degree and human settlement environment have significant positive effects on payment intention.Perceived cost has an obvious negative impact on the willingness to pay.Therefore,an effective path to enhance the owners’willingness to pay is obtained,and corresponding suggestions are put forward to promote the development of livable residential renovation.
