基于乡村旅游视角的闲置农房盘活模式研究——以“全国摄影小镇”陵阳镇为例

Study on the Mode of Activating Idle Rural Houses from the Perspective of Rural Tourism—Taking“National Photography Town”Lingyang as an Example

随着我国经济发展和城镇化率的不断提高,大量农村人口涌入城市,“空心村”“空心户”不断增加,大量农房闲置。盘活闲置农房是建立城乡一体化土地市场的助推器,是落实宅基地“三权分置”的重要措施。近年来乡村游的兴起带动了农村旅游业的发展,陵阳古镇依托乡村旅游开发利用闲置农房,是实现乡村振兴的理论要求,更是美丽乡村建设的实践需要。采取问卷调查法对目前陵阳闲置农房盘活的主要做法以及主要问题进行充分探讨。在此基础上提出构建“闲置农房+特色民宿”“闲置农房+摄影展览”“闲置农房+土菜馆”“闲置农房+传统工艺铺”4种盘活模式,并针对乡村旅游发展及开发利用闲置农房发展情况提出相关建议。

With the development of China’s economy and the continuous improvement of urbanization rate,a large number of rural people are pouring into the city,“hollow village”and“hollow household”are increasing,and a large number of rural houses are idle.It is the booster of the establishment of the urban-rural integrated land market to activate the idle rural houses,and the important measure to implement the“Three Rights Separation”of the homestead.In recent years,the rise of rural tourism has led to the development of rural tourism.Lingyang ancient town relies on rural tourism development and utilization of idle rural houses,which is the theoretical requirement of rural revitalization,but also the practical need of beautiful rural construction.In this paper,questionnaire survey method is adopted to fully explore the main methods and main problems of Lingyang idle farmhouses.Based on this,this paper puts forward four active modes of“idle farmhouse+characteristic homestay”,“idle farmhouse+photo exhibition”,“idle farmhouse+local vegetable house”,“idle farmhouse+traditional craft shop”,and puts forward relevant suggestions for the development of rural tourism and the development of the idle farmhouse.
