摘要
养老地产的发展在我国属于起步阶段,现实中出现了一些发展模式的尝新和探索,涉及到金融机构、政府、房企开发商、运营商等多个主体,但其增值模式还比较模糊。本文以嘉兴市为例,对目前养老地产的需求进行分析,总结发展现状,运用SWOT分析发现养老地产面临的主要风险。进而从产业价值链整合的角度出发,探讨横向和纵向整合的路径,提出养老地产与养老服务产业、医疗产业和旅游产业融合,价值链上下游联动,构建完整的产业价值链体系的优化策略。
The development of pension real estate is in the initial stage in China. In reality, there are some new development models and explorations,involving financial institutions, governments, real estate de-velopers, operators and other entities,but the value-added model is still vague.By study the case in Jiaxing,this paper analyzes the current demand of pension real estate,summarizes the development status, and uses SWOT analysis to find the main risks faced by pension real estate.From the perspective of industrial value chain integration, it explores the horizontal and vertical integration paths, puts forward the optimization strategy of integration of pension real estate and pension service industry, medical industry and tourism in-dustry,linkage of upstream and downstream of value chain, and construction of a complete industrial value chain system.
