摘要
近期学界涌现了很多利用兴趣点等新数据从供给端探究城市商业空间结构演变的研究。从需求端出发,基于移动智能设备位置大数据平台提供的深圳市购物中心地理围栏到访数据,旨在刻画海量消费者行为,分析各购物中心集聚区的客源网络竞争关系,透视高密度城市化区域与存量开发背景下的城市商业零售景观。研究发现,深圳市核心区多个购物中心集聚区连绵成带,能级持续提升,辐射扩展到全市区域,突破了原来规划的多中心组团的结构;随着核心区就业人口向外疏散和郊区轨道交通建设的支撑,外围涌现了很多新兴的高等级消费热点集聚区;在远郊还存有相对独立、较低等级的购物中心集聚区;不同层次的网络化特征显示出城镇化在深圳市域范围内推进的节奏时差,也对下半场城镇化的高质量发展提出了均衡、同步与补短板的政策需求。
Recently there is an increasing research interest in the evolution of urban commercial space using Point of Interest data,which generally focused on the supply side.This article,however,tries to explore the evolving consumption landscape from the demand side.The city of Shenzhen,a typical high-density urbanized area in China,is taken as an example.The major data involved is the geo-fencing arrive/departure data obtained from a smart phone-based location service platform.This paper intends to analyze mass consumer behaviors and reveal the competition among various shopping center agglomerations.Results demonstrate that the consumer catchments of the shopping center clusters in the core area from a continual and central belt,which makes it with higher hierarchy and service ratio.Such a structure is different from the originally-planned polycentric structure of the commercial retail space.With the more visible diffusion of workers from the urban core and the construction of the rail transportation of suburbs,new agglomerations of highlevel consumption emerges in the outside parts of the peripherical area.However,there are still some independent and low-level shopping center agglomerations in the self-contained fringe area and outer suburbs.The spatial pattern of the multi-level shopping center agglomerations shows the spatio-temporal imprints of urbanization in Shenzhen.In other words,new policies should be made to realize the balanced and synchronized urbanization of Shenzhen in the future.
