城市化进程中土地开发模式梳理分析——以深圳市为例

Analysis on Land Development Mode in the Process of Urbanization——A Case of Shenzhen

自改革开放以来,中国经济飞速发展,城市化进程也在快速推进。由于中国的土地财政制度,土地在城市化进程中扮演着重要角色。土地财政主要通过出让土地使用权来获得收益,土地使用权的出让包括增量土地出让和进行土地整理后的存量土地出让。经梳理深圳城市发展过程,发现深圳市的城市化就是土地开发模式不断变化的过程。本文将探讨深圳城市化进程中土地开发模式的演化,希望对其他城市在城市化进程中的土地开发模式带来一定参考意义。

Since the reform and opening-up of China,with the rapid development of the economy,the urbanization process has been greatly boosted in China.Land plays an important role in the urbanization process due to the land finance system in China that yields profit by transferring the use right of land,including the incremental land transfer and stock land transfer after the land consolidation.According to the development of Shenzhen,it is found that the changing process of land development mode is embedded in its urbanization.This paper will discuss the evolution of land development mode in the urbanization of Shenzhen,with a view to provide a reference for the land development model in the urbanization process of other cities.
