城市大型公园与住宅价格关系实证研究--以合肥天鹅湖公园为例

摘要 公园作为城市重要公共资源,其所具有的潜在价值对住宅价格具有影响效应。本文以合肥市天鹅湖公园为例,从区位特征、邻里特征和小区特征三个类别中选取了16个影响住宅价格的潜在特征变量,运用特征价格模型定量研究了天鹅湖公园对周边住宅价格的影响效应及公园不同功能的影响差异性。研究发现,距天鹅湖公园最近边界步行距离与住宅价格关系呈负相关,在模型1和模型2中,距天鹅湖公园最近边界步行距离每减少1%,住宅价格将分别上升0.109%和0.097%;距天鹅湖公园人工沙滩边界步行距离与住宅价格关系呈负相关,模型2表明,距天鹅湖公园人工沙滩边界步行距离每减少1%,住宅价格将上升0.075%;距天鹅湖公园器械活动广场边界步行距离对住宅价格的影响统计不显著。研究结果表明在设计城市公园时,可通过合理布局公园功能、强化公园游憩功能和利用直线交通组织形式提高游憩功能之间及游憩功能与主要出入口之间可达性等设计方法和策略提高城市公园对城市房地产经济的积极促进效应。 As an important public resource of the city,the park has an impact on the housing price. Taking Swan Lake Park in Hefei as an example,selecting 16 potential characteristic variables from three categories:location feature,neighborhood feature and residential area feature,and then,using hedonic model to quantify the influence of Swan Lake Park on the price of surrounding houses and the different effects of different functions of the park on the housing price. The study found that the distance to the nearest boundary of park and the housing price is negatively correlated. In the model 1 and 2,the housing price will increase by 0.109% and 0.097% for each 1% decrease to the nearest boundary of park;The walking distance to the artificial beach boundary of the park and the housing price is negatively correlated,while the walking distance to the boundary of the equipment activity square of park has little statistical impact on the housing price. Model 2 shows that the housing price will increase by 0.075% for every 1% decrease in walking distance to the artificial beach boundary of park while keeping other characteristic variables unchanged. The research results show that he positive effect of urban parks on urban real estate economy can be positively promoted by rationally arranging the function of the park,increasing the recreation functions and improving the accessibility between recreational functions and the recreational functions and the main entrances by using straight-line form of organization.
