城市老旧小区有机更新对策研究--以北京市J社区为例

Study on the Organic Renewal Countermeasures of the Old Urban Area

老旧小区有机更新不仅是一项关系到百姓的安居乐业和应对人口老龄化的惠民工程,更是一项提升城市市容面貌和管理水平的惠政工程。随着人们生活水平提高和经济迅速发展,老旧小区存在的诸多问题已经成为百姓追求更高生活品质和城市发展的绊脚石。作为我国政治和文化中心的北京,存在诸多产权各异、年代久远的老旧小区。这些小区设施陈旧、卫生环境差、人口老龄化严重。通过总结和分析北京市J社区有机更新的实践经验,探讨目前在老旧小区有机更新过程中存在的问题和制约因素,提出推进有机更新的对策建议,以期为后续其他小区的有机更新和适老化改造提供参考和借鉴。

The organic renewal of the old community is not only a project related to the people's well-being and coping with the aging of the population,but also a beneficial project to enhance the appearance of the city and the level of management.With the improvement of people's living standard and rapid economic development,many problems existing in the old neighborhood turn out to be as a stumbling block to the people's pursuit of higher quality of life and urban development.As the political and cultural center of our country,Beijing,there are many old neighborhoods with different property rights and ancient age.These community facilities are old,the sanitary environment is poor,the population is seriously aged.By summarizing and analyzing the practical experience of organic renewal of The J community in Beijing,this paper discusses the existing problems and constraints in the process of organic renewal of the old communities,and puts forward the countermeasures to promote organic renewal,with a view to providing reference for the organic renewal and aging people friendly transformation of other neighborhoods.
