摘要
为深入理解租赁机构对市场租赁价格的作用机理,本文从居民租房选择机制入手构建租客租住专业化机构公寓与普通个人房屋的住房租赁选择模型,并用相关数据进行实证检验,最后在模型和实证的基础上提出对住房租赁市场调控和租金控制的政策建议。
To understand the mechanism of leasing institution to market leasing price,this paper starts with the mechanism of residents’ rental housing choice,and constructs the model of tenants’ rental housing choice between specialized organization apartment and ordinary individual housing.Then makes an empirical test with relevant data.Finally,on the basis of the model and empirical research,puts forward some policy suggestions on the regulation and control of the housing rental market.
