住房财富视角下的代际资源传递效应研究——来自CFPS的经验证据

Research on Transfer Effect of Intergenerational Resources from Perspective of Housing Wealth:An Empirical Study Based on CFPS Data

在房价快速上涨背景下,不同家庭获取住房资产的权力机会产生分化,父代资源对子代家庭住房财富差距分化起着加剧的作用。系统梳理父代资源作用于子代住房财富的收入、资助与遗产三种渠道的基础上,利用CFPS2010-2016年微观调查数据进行实证检验。研究结果显示:(1)父代收入与子代住房净财富之间存在明显的代际传递性,住房财富的代际传递性远高于收入的代际传递性。(2)父代的经济和社会地位对子代住房财富具有显著的影响,其影响程度超过子代自身特征因素对其住房净财富的作用程度。(3)为规避房价上涨风险,父代对子代的购房资助提早。(4)本地"原住民"普遍具有更高的住房财富,父代为农业户口、父代和子代跨省居住的家庭,子代具有更低的住房财富。

under the background of housing prices rising, different families are divided in the opportunities to acquire housing assets. Based on the theoretical analysis of the channels through which the parent resources act on the children’s housing wealth, the effects of the parent resources on the children’s housing wealth are empirically tested by using the micro-survey data of CFPS 2010-2016.The results show that :(1) there is an obvious intergenerational transmission between the income of the father and the housing wealth of the children, and the intergenerational transmission of the housing wealth is much higher than that of the income.(2) the economic and social status of the father has a significant impact on the housing wealth of the children, which exceeds the effect of the characteristics of the children on the housing wealth.(3) with the prospect of rising house price, to avoid the risk of rising house prices, the parents subsidize the children to buy houses early.(4) the net housing wealth of local residents is generally higher, and the housing wealth of the children is significantly reduced by the registered permanent residence of the father, the registered permanent residence of the children, or the inter-provincial residence of the father and the children.
