宅基地退出的意愿、机制与趋势——基于宅基地退出研究的知识图谱

The Willingness, Mechanism, and Trend of Homestead Exit: Quantitative Analysis Based on Knowledge Mapping

伴随着我国宅基地制度改革的持续深入,学界关于宅基地制度改革的研究视角也不断变宽。在城镇化背景下,如何破解农村宅基地闲置与土地资源积压浪费的难题、实现农村宅基地有序退出,这既是目前的实务热点也是学界研究的关注焦点。文章从文献综述的角度全面考察宅基地退出研究的热点主题、演化路径以及研究前沿。研究发现,宅基地退出研究的热点内容包括退出意愿、退出补偿与增值收益分配、退出机制与法律关系等方面,围绕用益物权权能、退地行为、意愿以及多元主体协同退地机制等方面展开研究是宅基地退出研究的前沿内容。在把握热点与前沿的基础上,文章认为未来研究应注重宅基地退出法律机制、保障机制与整体机制的完善与细化,为实务需求提供科学的理论指导。

The purposes of the paper is to comprehensively examine research issues, evolutionary paths and academic research frontiers of homestead exit mechanism, and to provide methodological tools for futher research. This research adopts Citespace Visual Analysis Software, and its quantitative analysis is based on 175 literature included in the CNKI database. The results show that the research in this field has experienced three stages: development period, maturity period and fallback period. The massively discussed issues involve exit intention and influencing factors, exit compensation and value-added income distribution, exit mechanism and legal relationship. In the future, studies would focus on the use of usufructuary rights, exit behavior, the willingness to exit, and the multivariate cooperative mechanism for homestead exit.
