摘要
随着我国经济市场的逐渐发展,房地产市场也在迅速发展,但随之也出现一些房价分化问题。本文首先分析房价分化与制造业集聚的特征,以长三角城市群作为分析对象,深入探究房价分化对制造业集聚影响的内在逻辑机理。经过研究发现,劳动成本在房价与制造业中起到中介效应的作用,文章运用两步系统GMM计量方法进一步进行实证检验,发现房价对地区的制造业集聚水平具有先吸引后抑制的“倒U型”作用。这为长三角等经济发达地区优化制造业的集聚提供理论依据,也为政策制定者制定协调房价区域差异与产业集聚发展的政策提供重要启示。
With the gradual development of China's economic market,the real estate market is also developing rapidly,but there are also some problems of housing price differentiation.This article firstly analyzes the characteristics of housing price differentiation and manufacturing agglomeration.Taking the urban agglomeration of the Yangtze River Delta as the analysis object,this article explores the internal logic mechanism of the impact of housing price differentiation on manufacturing agglomeration.After research,labor costs play an intermediary role in housing prices and manufacturing.The article uses the two-step system GMM measurement method to further carry out empirical testing,and finds that housing prices have an"inverted U-shaped"effect on the level of manufacturing agglomeration in the region,which provides a theoretical basis for optimizing the agglomeration of manufacturing industries in economically developed areas such as the Yangtze River Delta,and also provides important inspiration for policy makers to formulate policies that coordinate regional differences in housing prices and industrial agglomeration development.
