摘要
房地产信托基金(REITs)作为一种新型资产证券化融资工具可以解决融资单一的问题,能够缓解融资问题。但传统的资产证券化风险体系不够精确,征信体制不够健全,资产证券化结构复杂,信息不对称,成本较高,成为房地产信托基金(REITs)落地的重要障碍。针对这些问题,区块链的可追溯性可以提供共识验证的产权记录,区块链的不可篡改性可以避免纸质错误登记提高效率,区块链的开放性可以让房地产产权检索更加透明。
Real estate trusts(REITs),as a new securitization financing tool,can solve the single financing problem.However,the traditional securitization risk system is not accurate enough,the credit reporting system is not perfect,the securitization structure is complex,the information asymmetry cost is high,which has become an important obstacle to the real estate trust(REITs).In order to solve these problems,the traceability of blockchain can provide the property rights record of consensus verification,and the non-tamper of blockchain can avoid the paper error registration and improve the efficiency,the openness of blockchain can make the search of real estate property rights more transparent.
