摘要
车辆基地上层建筑的发展实现了土地资源的多维化利用,大幅度提升了车辆基地的城市价值,目前以居住物业为主导形式的车辆基地上盖开发占到80%,但有关居住型地铁上盖物业规划的文献较少,更是少有从综合评价的角度对车辆段上盖物业进行系统研究。本文通过分析上盖物业这一体系的构建要素,总结归纳出车辆基地体量化的综合评价指标,构建评价体系,并结合北京市五个开发实例对这一体系进行验证,以期为车辆基地综合开发提供新思路,利于市区结构化发展。
The development of the superstructure vehicle base realizes the multidimensional utilization of land resources,greatly improves the urban value of the vehicle base. At present,the development of vehicle base with residential property as dominant form accounts for 80% of the development,whereas a few paper refer to the upper floor property planning of residential type subway and few of them research on the property of the depot on comprehensive evaluation basis systematically. This paper summarizes the comprehensive evaluation index of vehicle base volume and constructs the evaluation system through analyzing the construction elements of the upper cover property system. Combined with five development cases in Beijing,the system is verified,so as to provide new ideas for the comprehensive development of vehicle base and to be conducive to the structural development of urban areas.
