城中村改建型长租公寓公共空间设计研究

Research on the Design of Public Space for the Long-term Rental Apartments Reconstructed from Urban Villages

在深圳的高密度“城-村”二元空间格局下,由城中村改建而来的长租公寓是保障性住房重要的筹措途径。如何基于村民住房营造积极的公共空间,提供城中村社区以前短缺的可供交往的外部环境和设施?本文根据对建筑肌理形态的分析,将深圳目前由城中村改建而来的长租公寓分为两大类:分散改建型和集中改建型(其中分为肌理规整型和非规整型两小类)。结合新围仔村、水围村和玉田村三个对应的典型案例,对不同情境下高密度城中村改造型长租公寓公共空间的设计手法进行总结,归纳出长租公寓公共空间设计系统化、集中化、立体化、精细化的发展方向,为未来长租公寓的发展建设提供借鉴。

Under the high-density“city-village”binary space pattern in Shenzhen,long-term rental apartments reconstructed from urban villages are an important way to raise security housing.How to create a positive public space based on the villagers’housing and provide the external environment and facilities that the urban village has been short of before?According to the analysis of the building fabric,this paper divides the long-term rental apartments that were reconstructed from urban villages in Shenzhen into two categories:decentralized reconstruction and centralized reconstruction(It is divided into two types:building fabric regular and irregular).Combined with three typical cases of Xinweizai Village,Shuiwei Village and Yutian Village,summarized the public space design methods of the high-density long-rent apartment reconstructed from urban villages in different situations,concluded the development direction of systematic,centralized,three-dimensional and refined public space design for long-term rental apartments,and provide reference for the future development and construction.
