摘要
传统物业企业的运营模式建立在雇佣关系的基础上,业主与物业之间存在不可调和的利益冲突。区块链技术具有去中心化、不可篡改、价值传递等特点,基于区块链的"智能化公众物业"运营模式中,利用通证、智能合约等技术手段,激励业主通过缴费众筹、任务众包等方式[1,2]参与物业管理,形成业主与物业共同承担风险与收益的格局,切实提高住宅小区治理能力。
The operation mode of traditional property enterprises is based on the employment relationship, and there are irreconcilable conflicts of interest between the owner and the property. Block chain technology is characterized by decentralization, immutability and value transfer, in the operation mode of "Intelligent public property" based on block chain technology, by using technical means such as token and smart contract, the proprietor are encouraged to participate in property management through pay crowd-funding, task crowd-sourcing and other ways, so as to form a pattern in which the owners and the property share risks and benefits, and effectively improve the governance ability of residential district.
