基于IPA分析法的城市民宿发展研究——以广州长隆景区民宿为例

Research on the Development of Urban Homestay Based on IPAAnalysis——Taking Homestay in Chime-Long Scenic Area of Guangzhou as an Example

文章以广州长隆景区民宿为例,通过建立城市民宿感知指标体系,采用IPA分析法对影响游客感知体验的28项调查数据进行实证分析,考察了游客感知重要性与满意度的差异。研究发现,“建筑具有广州城市特色”等指标,属于当前广州城市民宿发展的改进区,亟需优先改进;“房东给予周到的服务帮助”等指标属优势区,需继续发挥和保持。最后,从提档升级、文化建设、政府作用、行业规范四个方面提出了完善城市民宿发展的对策与建议。

Taking the homestay in Chime-Long Scenic Area of Guangzhou as an example,this paper establishes the perception index system of urban homestay,and makes an empirical analysis of 28 survey data that affect tourists'perception experience by using IPA analysis method,and investigates the difference between tourists'perceived importance and satisfaction.It is found that the indicators such as"buildings with Guangzhou urban characteristics"belong to the improvement areas of current urban homestay development in Guangzhou,which need to be improved first;he indicators such as"the landlord provides thoughtful service and assistance"belong to the advantageous areas,which need to continue to play and maintain.Finally,the paper puts forward countermeasures and suggestions to improve the development of urban homestay from the four aspects of upgrading,cultural construction,government role and industry norms.
