摘要
运用因子分析法和IPA分析法,以南京市老旧住宅部分改造示范小区为研究对象,采用调查问卷收集居民满意度并进行改造优先级分析。研究表明:采用因子分析和IPA分析方法对居民满意度进行联合评估,能有效识别老旧住宅改造顺序;在南京老旧住宅改造中,工作地点、距地铁公交、距市中心为优先改造因子;教育、医疗、周边餐饮店和娱乐设施为第二位改造因子;归属感、认同感和邻里关系为第三位改造因子。
This paper uses factor analysis and IPA analysis method to study some old residential renovation demonstration community in Nanjing,and adopts questionnaires to survey and collect the satisfaction degree of residents and makes analysis on reconstruction priority.The research shows that factor analysis and IPA analysis method can jointly assess the satisfaction degree of residents,and effectively identify the priority order of old residential renovation.In the renovation of old residential buildings in Nanjing,distance to the work,distance to the subway or bus station,and distance to the city center are the priority reconstruction factors;education,medical care,surrounding restaurants and entertainment facilities are the second reconstruction factors;finally,the sense of belonging and identifying,and neighborhood are the third reconstruction factors.
