京津冀协同发展背景下物业服务发展研究

Research on Property Service Development under the Background of Beijing-Tianjin-Hebei Coordinated Development

物业服务是建筑全生命周期管理,即BLM(全称BuildingLifecycle Management)中重要一环,文章选取24位京津冀物业企业决策层进行深度访问、分析京津冀物业服务现状.三省市物业服务水平良莠不齐,面对雄安新区千年大计以租赁为主的高标准居住方式、北京传统高端和习俗兼具的居住方式、天津宜居理念的居住方式、河北省差异显著的居住方式,系统梳理出聚焦国家战略,建议实施四个统一、聚焦品质提升,建议深化四项技术、聚焦资源整合,建议构建三种联盟.

Property service is an important link in building lifecycle management(BLM).This paper selects 24 personnel from the decision-making level of property enterprises in Beijing,Tianjin and Hebei to have a deep interview with them,and analyzes the current situation of property service in Beijing,Tianjin and Hebei.The property services,good are bad,are available in these three regions.Based on the high-standard living pattern dominated by leasing in Xiong’an New Area,the traditional highend and conventional residential manner in Beijing,the living pattern of"livable"concept in Tianjin,and the living pattern with a great difference in Hebei Province,this paper systematically teases out the strategies:focus on the national strategy and suggest the implementation of four unifications;focus on the quality improvement and suggest the deepening of four technologies;and focus on the resource integration and suggest the building of three alliances.
