宅基地“三权分置”是中央的一项重大改革。为适应产权保护的要求,如何在不动产统一登记制度框架下探索基于宅基地“三权分置”改革的不动产登记问题与对策尤为重要。本文重点围绕宅基地“三权分置”不动产登记中涉及的权利体系、登记路径、登记规则等关键问题提出实务操作建议。

The separation of three powers of rural residential land is a major reform of the central government.In order to meet the requirements of property rights protection,how to explore the problems and countermeasures of real estate registration under the tripartite entitlement system of rural residential land reform is particularly important under the framework of the unified registration system of real estate.This paper focuses on the tripartite entitlement system of rural residential land real estate registration involved in the rights system,registration path,registration rules and other key issues to put forward practical operation recommendations.
