环首都及雄安新区周边区域地价变动规律研究

A Study on the Law of Land Price Change around Beijing and Xiongan New Area

论文对环首都及雄安新区周边区域26个县(市、区)的国有建设用地平均出让单价和房地产用地平均出让单价进行了定量分析,在此基础上,采用标准差椭圆方法,通过地价空间聚集度分析地价变化的趋势及空间差异特征,通过地价变化空间格局相似性,分析房地产地价与平均地价变化规律的相似性。结果表明:环首都及雄安新区周边26个县(市、区)土地平均出让单价在空间分布上并没有呈现出显著的聚集性,空间均值差异性明显。房地产地价与平均地价具有一定相似性,相似性程度有加大趋势。

This paper makes a quantative analysis of the average selling unit price of state-owned construction land and the average selling unit price of real estate land in 26 counties(cities and districts)around Beijing and Xiongan New Area.On this basis,the standard deviation ellipse method is used to analyze the trend and spatial difference characteristics of land price change through the spatial aggregation degree of land price,and to anaylyze the similarity between the change law of real estate land price and average land price through the spatial pattern similarity of land price change.The results show that,the average land selling unit price of 26 counties(cities,districts)around Beijing and Xiongan New Area does not show significant aggregation in spatial distribution,and the spatial average difference is obvious.
