摘要
自住房制度改革以来,我国房价就一直处在上升通道,目前已连续多年处在高位运行状态。首先,分析了推动我国房价持续快速上涨的因素,继而,通过分析房价与居民消费、人口出生率等指标的内在联系,总结出高房价对未来我国宏观经济发展的负面影响。研究结果显示,高房价快速扩大了我国家庭的债务规模,房贷冻结了一部分家庭的未来收入,降低了居民的消费能力、对我国人口出生率产生负面影响。
Since the reform of the housing system,house prices in China have been on an upward path.At present,they have been operating at a high level for many years.This paper first analyzes the factors that promote the sustained and rapid rise of housing prices in China,and then analyzes the internal relations between housing prices and indicators such as household consumption and the birth rate.Finally,summarizes the negative impact of high housing prices on the macroeconomic development of China in the future.The research results show that high house prices have rapidly increased the scale of household debt in China,and mortgages have frozen some of the future income of households,and reduced the consumption power of residents,and negatively affected the birth rate.
