公共服务领域新市民住房保障意愿研究——基于广州的实证分析

Research on Housing Security Willingness of New Citizens in Public Service——An Empirical Analysis of Guangzhou

准确把握保障对象的住房保障意愿是科学制定住房保障规划的基础。基于13667份广州市2019年政策性住房需求调查数据,对公共服务领域新市民的住房保障意愿及其影响因素进行Logistic回归分析。发现其住房保障意愿受性别、单位系统、月收入、婚姻、居住人员构成、居住地点、住房满意度七大因素影响。建议以"以需定供"为政策导向,综合考虑不同类型的公共服务领域新市民的住房保障需求特征与偏好,分层次改善和解决其住房困难,实现住房保障需求与供给的有效匹配。

Accurately grasping the housing security willingness of the target people is the basis for scientifically formulating housing security planning.Based on 13,667 copies of Guangzhou’s policy housing demand survey data for 2019,logistic regression analysis was conducted for investigating the housing security willingness and influencing factors of new citizens in the public service field.It was found that the willingness of housing security was affected by seven factors:gender,unit system,monthly income,marriage,composition of residents,place of residence,and housing satisfaction.It is recommended to take"supply based demand"as the policy guideline with due consideration of the characteristics and preferences of housing needs of new citizens in different types of public service fields.The findings of this study indicated to improve and solve housing difficulties at different levels,and achieve an effective match between demand and supply of housing security.
