空间视角的居民区生活质量评价研究

Study on living quality assessment of residential areas from geo-spatial perspective

为了寻找公共资源的配置盲区,服务宜居社区建设,推进城市有机更新,针对传统的生活质量评价方法主客观分离、数据单一、评价对象不完整的问题,从空间视角出发,整合多源地理空间数据,构建了一种新的居民区生活质量综合评价体系,并基于社会科学统计方法开展问卷调查,将主观满意度与客观分析结果进行了对比验证。实现了主客观视角的融合,并利用二手房交易数据对居民区生活质量评价结果进行了机器学习训练,验证了其对房屋成交价格的解释能力。基于评价结果发现了青岛市主城区的公共资源配置盲区,并给出了资源配置的改进方向。基于空间视角的居民区生活质量评价方法,较好地实现了评价的主客观视角融合,可用于居民区生活质量的精准评价,服务公共资源配套规划编制,辅助提升城市居住质量水平。

This paper presented a living quality assessment system for Qingdao city residential areas based on multi-source geo-spatial data and social science survey.It solved the traditional assessment problems,such as separation of subjectivity and objectivity,lack of data and incompleteness of research objects.The results proved the consistency of subjective and objective factors in assessment system,and found some blind areas in the public resources allocation in the downtown area of Qingdao city.Furthermore,this method was used in the explanation of real estate market price using 4 machine learning models,and it verified the validity of the presented method.The study results could be used in the public resources planning and urban renewal.
