房地产上市公司财务风险预警研究

Research on Financial Risk Early Warning of Real Estate Listed Companies

随着城市化的迅速推进以及我国经济的迅猛发展,房地产“热”已经是一种市场形势,但在迅速发展的过程中,由于受到诸多宏观因素以及房地产自身的行业特性的影响,比如房地产行业具有的资金密集、生产周期长、生产成本高、资金回收慢、资产负债率高等特点,使得该行业的财务风险备受关注。因此,有必要就房地产行业的特殊性与现实背景,对房地产行业的财务风险和预警进行研究。在分析房地产以及房地产资金链特点的基础上,指出房地产上市公司面临的财务风险,分析财务风险的成因,提出财务风险管理建议,以期为我国房地产行业财务风险预警起到一定的作用。

With the rapid increase of urbanization rate,and the rapid development of economy in China,the real estate“hot”is a kind of market conditions,but in the process of rapid development,due to many macroeconomic factors and the influence of real estate’s own industry characteristics,such as real estate industry is capital intensive,long production cycle,high production cost,capital recovery slow,asset-liability ratio is high,the financial risk in the industry more attention.Therefore,it is necessary to study the financial risk and early warning of the real estate industry in terms of its particularity and realistic background.On the basis of analyzing the characteristics of real estate and real estate capital chain,this paper analyzes the financial risks faced by real estate listed companies,analyzes the causes of financial risks,and puts forward financial risk management Suggestions,so as to play a certain role in the early warning of financial risks in China’s real estate industry.
