2020年上半年我国房地产市场形势分析

摘要 2020年上半年,全国住宅用地供应量、交易量分别增加10.4%和6.5%,住宅用地出让价款同比增长13.4%,出让均价同比上升9%,流拍率低于上年同期水平。全国商品住宅销售量仍处于近4年低点,但3月份以来回升明显,价格稳中微涨,商品房库存略高于上年。需要警惕房地产市场预期变化,科学制定土地供应计划,合理安排供地节奏,加强市场监测,多措并举促进房地产市场平稳健康发展。 In the first half of 2020,the supply and trading area of residential land in China increased by 10.4%and 6.5%.The total amount of residential land increased by 13.4%,the average selling price increased by 9%year on year,and the unsold auction rate was lower than the level of the same period last year.National commercial residential sales are still at nearly four-year lows,but prices have picked up significantly since March,with prices rising steadily and inventories slightly higher than last year.We need to be vigilant against expected changes in the real estate market,formulate plans for land supply in a scientific way,rationally arrange the pace of land supply,strengthen market monitoring,and take multiple measures to promote the steady and healthy development of the real estate market.
