摘要
随着中国城市住房进入“商品化”时代,城市住宅的商品化、私有化导致新兴的商品房社区在城市社区总数中的所占比例开始逐步超过“单位制”时代中的公房社区,而物业纠纷矛盾也随之成为城市商品房社区治理的焦点和难点。解析贵阳市BH社区合作治理物业纠纷实践,挖掘这种新型治理模式特有的绩效,从理论上探讨这种治理模式何以可能与何以可为,进而为我国城市商品房社区实现善治提供新的参考经验和理论视角。
With the establishment of socialist market economy,urban housing has ushered in the era of commercialization.And due to the commercialization and privatization of urban housing,the proportion of newly emerging commercial housing communities in the total number of urban communities began to gradually exceed that of public housing communities in the era of“unit system”,and become the focus and difficulty of urban community governance.Under the background of the change of the state-to-society relationship,there have been profound and lasting changes in all kinds of actors like behavior,concept and concrete forms of the governance of the state and other behavioral agents in the countless urban commercial housing communities all over the country.based on the governance practice of BH ccommunity in Guiyang City,this thesis tries to analyze and discover the general rule of urban commercial housing community governance through the case study,which provides theoretical reference for the realization of well governance of urban commercial housing community in China.
