基于GIS的养老地产选址决策研究——以沈阳市为例

Research on Location Selection Decision of Retirement Community Based on GIS:Taking Shenyang as an Example

合理的养老地产选址是对良好养老服务的保障,也是建设养老地产的首要考虑问题。以沈阳市为例,从环境、配套设施、土地性质、房产价格及噪音五个层面来分析确定影响养老地产选址的因素。利用层次分析法确定各影响因素对选址的影响权重,建立养老地产选址模型,并通过GIS空间分析数据的方法,得到养老地产的合理化选址,为养老地产选址问题提供理论依据。

Reasonable location selection of the retirement community is the guarantee of good elderly care service,and also the primary consideration of building the retirement community.Takes Shenyang as an example to analyze and determine the factors affecting the location of the retirement community from five aspects:environment,supporting facilities,land nature,house price and noise.This paper uses AHP to determine the influence weight of each influencing factor on the location,establishes the location model of the retirement community,and obtains the reasonable location of the elderly care community through the method of GIS spatial analysis data,so as to provide theoretical basis for the location problem of the elderly care community.
