摘要
从国内外经验来看,资产证券化灵活的融资方式既是企业融资的有效工具,又能够帮助企业实现快速退出。本文结合大连市住房租赁市场发展现状,提出了以配建租赁住房为底层资产,以资产支持专项计划嵌套信托计划为载体的基本结构,论述了该模式的可行性与风险控制措施,为大连住房租赁市场设计了一条可行的REITs支持模式。
From the experience at home and abroad,the flexible financing method of asset securitization is not only an effective tool for enterprise financing,but also can help enterprises to realize rapid exit.Combining with the current situation of the development of dalian city housing rental market,put forward to PeiJian rental housing as the underlying assets,and assets to support special program nested trust as the carrier of the basic structure,discusses the feasibility of this model and risk control measures,for the dalian housing rental market to design a feasible pattern of REITs support.
