摘要
房价是近年来人们热议的一个话题.本文爬取了安居客网站上浙江省的约13万条出租房信息以及浙江省各市近几年来的人均生产总值、固定投资额、房产销售面积、房地产开发投资额、财政收入等数据,基于多元线性回归模型和多层回归分析进行建模,分析了影响出租房租金的因素,进而根据房源的户型特征、周边配套等因素对房源的租金进行了预测.
Housing prices have been a hot topic in recent years.This paper captured 130000 pieces of information about rental houses in Zhejiang province from the website of www.anjuke.com,and gathered data of the per capita GDP,fixed investment,the sales area of real estate,investment in real estate development and fiscal revenue in recent years in Zhejiang province.Meanwhile,it used multiple linear regression model and multi-level regression analysis to construct a model to analyze the factors influencing the rent of the rental houses,and predict the rent of the houses according to such factors as the characteristics of the house type and surrounding supporting facilities.
