摘要
针对住宅价格影响因素的研究之中缺乏对基础设施可达性的考虑,或其计算方法较为简单的问题,该文从可达性、建筑特征、区位特征、邻里特征四方面构建特征变量,在对武汉市中心城区基础设施可达性进行评价的基础上,构建特征价格模型和地理加权回归模型探究住宅价格影响因素的空间分异特征。结果表明,武汉市住宅价格呈现多中心分布,同时以东向西为主轴,以长江为辅轴沿中心城区向外递减的趋势;基础设施可达性的空间分布并不均衡,可达性在空间分布上呈现出明显的空间聚集特征,中心城区边缘可达性普遍较低;整体而言,建筑面积、距离城市中心距离、楼龄、公园绿地可达性等对住宅价格影响显著。
According to the fact that there is a lack of consideration of the accessibility of infrastructure in the research on the influencing factors of housing price,or the problem of relatively simple calculation method.This paper constructs feature variables from four aspects:accessibility,architectural features,location features,and neighborhood features,based on the evaluation of the accessibility,the characteristic price model and the geographically weighted regression model were constructed to explore the spatial differentiation of housing prices influencing factors in the Wuhan downtown.The results show that:the pattern of house prices in Wuhan shows a multi-center distribution,taking the east to the west as the main axis and the Yangtze River as the auxiliary axis,the trend is decreasing outward along the central city.The spatial distribution of accessibility is not balanced in downtown Wuhan.The spatial distribution of accessibility shows obvious spatial clustering characteristics,and the accessibility of the edge of central city is generally low.On the whole,building area,distance from city center,building age,and accessibility of parks and green spaces have significant impacts on housing price.
