摘要
指出了地区不断上涨的房价,是区域经济乃至国民经济领域一把锋利的“双刃剑”。分别从房地产开发投资以及房地产业与区域经济综合发展状况耦合协调度的角度分析了房地产业是否拉动了京津冀经济协同发展,结果表明:房地产业是京津冀经济发展的重要动力来源,但地区间具有明显的时段性和地区差异;京津冀房地产业与区域经济综合发展状况耦合作用明显,但两者间的耦合协调度、协同发展类型截然不同。为此,参考地区差异与自身特点,提出了建立合理的区域政策协调机制,优化房地产投资结构以促进区域经济共赢的建议。
The rising housing prices in the region are a very significant"double-edged sword"in the regional economy and even the national economy.From the perspective of real estate development investment and the degree of coupling and coordination between the real estate industry and the comprehensive development of the regional economy,this paper analyzes whether the real estate industry has stimulated the coordinated development of the Beijing-Tianjin-Hebei economy.The real estate industry is an important source of driving force for the economic development of the Beijing-Tianjin-Hebei region.But it has obvious time-course and regional differences.The coupling effect of the Beijing-Tianjin-Hebei real estate industry and the regional economic development is obvious,but the coupling coordination degree and the synergistic development type are completely different.In addition,with reference to regional differences and their own characteristics,a reasonable regional policy coordination mechanism is proposed to optimize the real estate investment structure to promote a win-win situation for the regional economy.
