摘要
轨道交通建设与城市商业互动开发是引导城市空间演变与土地高效利用的重要动力。选取成都市中心城区代表性地铁站点,利用平均最近邻法、核密度分析法、标准差椭圆法对比分析站域商业集聚与演变特征,建立回归模型初步探讨影响站域商业集聚的主要因素。研究发现:(1)轨道交通的介入推动站域商业布局向多中心、网络化发展,并促进商业设施总量增长与集聚加速,且对于城市级站点的加速作用更为显著;(2)以购物类业态为主的商业开发在轨道交通介入下日益提升,体现了乘客日渐增长的消费需求。站点周边餐饮服务类业态的集聚分布,反映出乘客在其周边快速消费的行为特征;(3)轨道交通的介入是站域商业集聚的重要影响因素,站点日均客流量和出入口数量与商业集聚呈显著正向关联。
The interactive development of rail transit construction and urban commercial functions is a driving force of urban space evolution and land-use efficiency.Representative metro stations in Chengdu were selected for this study.Characteristics of the commercial function agglomeration and evolution in the catchment areas were compared and analyzed using the average nearest neighbor method,kernel density estimation method,and standard deviation ellipse method.The major influencing factors were then analyzed.Results show that:(1)the involvement of rail transit promotes the development of commercial function in the catchment areas to a multi-center networked form and accelerates the growth and aggregation of commercial facilities,especially in city-level metro stations;(2)The shopping function is enhanced by rail transit,reflecting the increasing consumer demands of passengers;(3)Rail transit influences agglomeration of commercial functions in the catchment areas,as the average daily passenger flow and numbers of access to the metro stations have a significant positive impact on commercial aggregation.
