青岛市商品住宅价格增长的影响因素研究 被引量:1

摘要 房地产业作为国民经济的支柱性产业,其能否健康发展对于我国经济具有重大意义。通过对住宅价格的有效调节可促进住宅市场的稳定发展,也利于区域经济和社会发展的协调。所以研究商品住宅价格增长及其影响因素具有重要意义。现以青岛市商品住宅为研究对象,对其价格及影响因素展开研究。先对青岛市商品住宅市场的现状进行了分析,并筛选出七项指标,应用灰色关联度分析法,构建对青岛市商品住宅价格影响因素的分析模型并进行实证分析。结合实证分析结果对稳定青岛市商品住宅价格和促进其产业发展提出建议。研究结果表明,在七项指标里,城乡居民储蓄年末余额对青岛市商品住宅价格的影响最为显著,其次为房地产开发企业住宅竣工房屋面积、全市就业人员平均工资等,而房地产开发住宅投资额的影响程度最低。由此作者结合实际,提出青岛要发展经济、提高人均工资水平,合理控制商品住宅房屋面积和青岛市人口数量三点建议。 As a pillar industry of the national economy,whether the real estate industry can develop healthily is of great significance to China's economy.Through the effective adjustment of housing price,it can promote the stable development of the housing market,and is also conducive to the coordination of regional economic and social development.It is of great significance to study the price growth of commercial housing and its influencing factors.This paper takes Qingdao commercial housing as the research object,and studies its price and influencing factors.First of all,the paper analyzes the current situation of the commercial housing market in Qingdao,and selects seven indicators.Then it constructs an analysis model of the influencing factors of the commodity housing price in Qingdao by using the grey correlation analysis method,and makes an empirical analysis.Combined with the results of empirical analysis,suggestions are put forward to stabilize the price of commercial housing and promote its industrial development in Qingdao.The results show that among the seven indicators,the year-end balance of urban and rural residents'savings has the most significant impact on the price of commercial housing in Qingdao,followed by the completed housing area of real estate development enterprises and the average wage of employees in the whole city,and the impact of real estate development housing investment is the lowest.Therefore,the author puts forward three suggestions:Qingdao should develop economy,improve per capita wage level,reasonably control commercial housing area and Qingdao population.
